This information is for both first time sellers as well as those who may have a property on the market at the moment, or are about to place one.
You may want to use TyFi to sell your home without using a traditional estate agent at all. You will be most welcome to do so and will save thousands of ££.
You may choose to use TyFi alongside an estate agent – in which circumstance you will still save paying a commission fee to the agent [unless you have a ‘sole selling rights' agreement: see section 7]

- What does an estate agent do?
- Deals with enquiries?
Yes. A middle-man who arranges then rearranges viewings – within their normal working hours.
With TyFi
Buyers contact you direct by your chosen method - via e mail or phone. You deal with the buyer and organise a time and date for viewing.
- Conduct viewings?
Yes in principle agents do show people around your home, they often ask home sellers if they would be willing to do this as well. Typically an estate agent's role may be secretarial in arranging a suitable time for seller and buyer.
With TyFi
As you are dealing direct with the buyer, working out a time for viewing is easy.
You or a member of your family will have by far the best view on what the strengths and selling points of you property are.
- Negotiate Price?
It's difficult to assess whether or not an estate agent adds value to a negotiation process. If there are three buyers interested in your property they compete against themselves to buy the property – in which case you will be receiving the bids direct.
- The Legal process?
Many people mistakenly believe that an estate agent is involved in the legal side of selling your home.
This is not true. Estate agents have no legal qualifications. Whether you are selling with or without an estate agent you will still need a legal professional [solicitor or conveyancer].
Agents will typically recommend you to such a professional as they often get a referral fee for doing so.
- Vetting buyers?
Estate agents claim to vet interested parties – however it's unusual to be refused a viewing!
With TyFi
By talking direct with buyers you will have a much better idea of how serious they are. You are quite welcome to ask them about their own house situation: do they have a property to sell; are they part of a chain; do they have a mortgage arranged. Most importantly you can exchange information via email or by phone so that when the buyer attends the viewing you have already established that the house may be right for them.
Before contacting you, a buyer will have had to register their details at the buyers section as a security measure.

We are not an estate agency and choose not to charge a commission fee on the sale price. TyFi does not have the overheads that the traditional high street Estate Agents have, so we can direct more of your fee towards selling your home!
You are buying a marketing package which presents your home to buyers on a unique website.
We are also able to recommend companies that will offer practical help as well as quotes for all the services you need to complete the sale.
Estate Agents may tell you that the sale process is an extremely complicated one which is best carried out by themselves. They would! Don't believe them.
With TyFi you can put in place a package that will ensure you do as little as you would if you were with an Estate Agent - and save you money at the same time!
Estate agents print details, display in a shop window and show people round the property, and will generally charge anything up to 2% commission on the sale price. They will also be very keen to organise a mortgage for you.

Presentation
An untidy property looks smaller than it is. A property where decoration is required suggests a lack of care – which will lead a buyer to believe that other aspects of the house have not been well maintained. Such a property will not command the same price as a clean, well-presented property. Its well worth spending the odd weekend doing the little maintenance jobs that you've put off for ages. You have saved on the commission fee – so why not spend a little cash on a lick of paint? Tidy the garden; remove clutter; clean the windows; ensure the hallway is clean, clear and welcoming; ensure the kitchen and bathroom are spotless; banish pets and children during viewings and turn on room lamps. Fresh flowers bring life to a room – the aroma of coffee and fresh bread may be going a little too far for some!
Don't be tempted to do any radical new work. Most buyers try to imagine the house as if it were theirs – so don't spend money on extensive redecorating as the buyer will have their own tastes and style . If in doubt, be conservative. Most sellers should consider making changes that can really add value to your home when it comes to selling it, or that change it from a property that sits on the market for ages into one that gets snapped up straight away.

The first step you need to take is to value your home.
Most people know instinctively how much their house is worth as it's the most expensive item they will ever work towards owning!
Most Estate Agents will value your property for free.
You could also look for house sale prices of similar properties in your area.
Note that prices are no longer secrets held by estate agents only - services like OurProperty.co.uk let you look up house prices from the Land Registry database for free.

Estate agent terms and conditions
If you so wish you can advertise with TyFi and also employ the services of an Estate Agent. If you enter a ‘sole agency', ‘multiple agency' ‘ joint agency' agreement with an estate agent – or have such an agreement in place already – it is still OK to advertise with TyFi and not have to pay your commission fee.
We are not an estate agent.
We are a house marketing company.
If we secure a buyer then you have no commission to pay your agent.
Tip
There are estate agents who will include the term ‘sole selling rights' to their contracts. If you have such an agreement then you will have to pay the estate agent their commission fee irrespective of the fact they were not involved in finding your buyer. In this case you may want to renegotiate a contract with your agent!
If you are in a ‘sole selling rights' agreement, and concerned that your home has not attracted a buyer you can of course advertise with TyFi and accept that a sale will involve paying your agent the commission.
If you do chose to place you home on the market with an estate agent – avoid a ‘sole selling rights' agreement. You will end up paying a commission fee to your agent even if you find the buyer through TyFi.
Small print!
Clearly define the terms of your agreement. In the very unlikely situation you feel your Estate agent is being unclear you may feel it necessary to ask advice from your solicitor.
- What's the Agent's commission rate?
The rate is almost always negotiable and generally varies from 1% to 2.5% of the sale value. Make sure its a no sale - no fee basis
- What's the notice period?
Some agents tie you in for ages, which can be a real drag if the property isn't selling. Again shop around, negotiate and don't be pressured by the estate agent.

Viewings
Once visitors start coming, if you opt to show them round yourself you'll soon develop a spiel for showing people your home. Be proud of it, tell them what you love about living there. Create the impression of a home that would be a great place to live in.
Be prepared for difficult questions. Be honest and that will be recognised by the buyer. Many agents who show buyers around know nothing about the character of your home. You are the best person to ‘sell' the merits of your own home.
Use the opportunity to find out about the potential buyer's situation. Where are they in the process of selling their property? Is the mortgage arranged? Are there any other constraints?
Don't agree to anything on the day. Be prepared to accept offers – but think them through.

Receiving an offer
Time to play hard - but fair.
Take time to think about your response. Remember that this is a negotiation with other things apart from the price to play with.
Find out if the buyer has put in offers on other properties. If you are tempted to gazump the buyer - at least tell them. Suggest "That's not as much as I was hoping for, but I'll accept it unless a better offer comes along between now and the exchange of contracts" If you want to move quickly - "I'll accept that price if you move quickly. You've got 2 weeks to exchange contracts, after which the property goes back on the market"
Between the acceptance of offer and exchange, the buyer has lots of arranging to do. A survey has to be arranged . As a seller, your obligations are really only to answer the questions from the buyers solicitors and to ensure you're ready to sign. At this stage you are still under no legal obligation to sell.

You'll need to contact your mortgage company about transferring the deeds and security for the mortgage if you are buying a property at the same time

Exchanging Contracts
You sign a piece of paper, the buyer signs a piece and it becomes legal.
If you decide to pull out after exchanging contracts, it could get very expensive. Similarly delays beyond the agreed completion date incur interest that mounts rapidly.
If you are buying a different property, make sure you exchange on selling your existing property - before buying the new one - or you could be left with an unexpected bridging loan!

Completion
This is the day you agree to vacate your property. Leave the property in the condition you would like to find it. On completion day, your solicitor will tell you when the money has arrived. Then either you or the agent can hand over the keys.
